NNN is a "triple net" lease REIT. Hence the "NNN" ticker - net, net, net. Their leases are: net of taxes, net of maintenance, and net of expenses. Basically, they get paid a set rent/lease with certain escalators - and the tenant is responsible for all costs. At the end of the lease, the tenant is supposed to turn the property over to NNN in the same condition it was leased.

NNN has a 40+ year history of dividend growth. The current yield is ~4.5%. 

This is a way to play lower rates and/or benefit from the return of retail. But without the risk of consumer spending - that's on the tenant!
